Why a property manager says yes
It is an amenity that costs you nothing to offer.
Detailing day is one of the few perks you can put in front of residents or employees that takes no budget line, no staff time and no liability of your own. We handle the money, the scheduling and the cleanup.
No work lands on your team
We give you a sign-up link that belongs to your property. Everyone books their own slot in it, picks their own package and pays us directly. Nobody on your staff takes a booking, handles a payment or answers a question about pricing.
We are self-contained
The van carries its own water and its own power, so we do not need a spigot, an outlet or a wash bay. One parking spot to stage in is the entire ask. If you would rather we tap a hose for refills, we can, but we do not need to.
We leave no trace
We work in one designated area, keep traffic flowing around it, and the spot looks the way it did when we got there. This is a driveway business. Working cleanly in somebody else’s space is the job.
How a detailing day runs
Four steps, and three of them are ours.
We pick the date and the spot with you
A quick call to agree on the day or days that suit your property, and where we stage. We work around your loading times, your resident parking and anything your site rules require.
Your people book themselves in
You share one link. Residents or employees choose their arrival window, choose their package, and pay us when the work is done. Slots are first come first served, which is what fills a day.
We show up stocked and work the day
The van arrives loaded for the whole schedule. Every vehicle gets the same work it would get in its own driveway, because that is the same service.
You get a summary afterwards
After the event we send you how many vehicles were serviced and what the feedback looked like, so you can tell your ownership group whether the amenity landed and whether to run it again.
What it costs your residents
The same published prices, at their parking space.
Nobody pays a premium for us coming to the property. These are the same prices as the rest of this site, starting prices for a car, and they go up with vehicle size.

Recurring programs and larger vehicle counts are quoted per property. If your site wants a standing monthly or quarterly day, that is the conversation to have on the call.

Common questions
Property detailing days, answered
What does this cost the property?
Nothing. We are not billing the property or the HOA. Each vehicle owner books and pays for their own detail. The only thing the property spends is the few minutes it takes to pick a date and send the link out.
Do you need water and power from us?
No. The van carries its own water and its own power. If there is a spigot nearby we will happily top up from it to save a trip, but the day runs fine without one.
How many vehicles can you do in a day?
It depends on what people book. A day of maintenance details moves fast. A day of full details moves slower, because a full detail is hours of work, not minutes. We will give you a realistic number for your property on the call rather than a number that sounds good.
How much space do you need?
One vehicle’s worth of working room plus the space of the car being worked on. A corner of a lot, a visitor spot or an end-of-row space all work. We will agree on the exact spot before the day.
What if nobody signs up?
Then we do not run the day, and it costs neither of us anything. This is why we ask for a real commitment to share the link. The properties where this works are the ones that put it in the resident newsletter and on the door, not the ones that mention it once.
Can you do this for a company parking lot instead of apartments?
Yes, and it tends to work better. An employer lot has the same cars in it every weekday, so people can hand over keys in the morning and get the car back before they leave. We run the same format for office parks, corporate campuses and single employers.
Do you handle dealership or company fleets too?
Yes, but that is a different arrangement, because the business is paying rather than the individual. See our fleet detailing page for that. Two or more vehicles at one address is enough to qualify.
Which areas do you cover?
We run out of Kennedale and cover Fort Worth, Arlington, Mansfield, Grand Prairie, Burleson, Crowley, Southlake, Grapevine, Keller, Colleyville and Westlake. If your property is outside that, call and ask. We go further for a full day than we would for one car.
